Little Waterloo- A landmark mixed-use community by Koichi Takada Architects, Silvester Fuller and Plus Architecture

The Challenge

The Little Waterloo development — five architecturally distinct buildings with approximately 400 apartments in Sydney's inner south — required a retail framework that could serve future residents and workers, attract quality ground-floor operators, and contribute meaningfully to the activation of a new urban neighbourhood. The developer needed specialist retail advice integrated directly into their internal development management process.

What We Delivered

Noble & Co. was appointed to advise Barings' internal team on all aspects of retail planning, strategy, and delivery. This included shaping the retail brief, defining a tenant mix framework aligned to the residential catchment, advising on ground-plane configuration, and supporting operator engagement — ensuring the retail offering complemented the residential proposition from the outset.

The Outcome

A coherent retail strategy that gives the Little Waterloo ground plane the best chance of attracting quality dining and service operators, enriching the long-term experience for residents, workers, and the broader Waterloo community.
