Bays West Precinct

The Bays is one of Sydney’s most anticipated urban renewal areas, located just two kilometres west of the CBD. Once a working harbourfront, it encompasses a collection of iconic and diverse places including Blackwattle Bay, Wentworth Park, Glebe Island, Rozelle Bay, and the heritage-listed White Bay Power Station. Together, these destinations form the emerging Bays West Precinct—a new kind of Sydney urbanism that connects people, culture, and nature.

The vision for Bays West celebrates the area’s rich natural, cultural, and industrial heritage while introducing a contemporary approach to sustainable city-building. Planned to evolve as a mixed-use waterfront district, it will combine homes, workplaces, and public spaces within a distinctive harbour setting that encourages innovation, active transport, and community connection.

Stage 1 focuses on the adaptive reuse of the historic White Bay Power Station as a cultural and employment anchor for the precinct. Plans include delivery of approximately 250 new homes—including affordable housing—around 78,000 square metres of commercial space, and more than four hectares of new public parks and waterfront open space.

Noble & Co. has been engaged to support the next phase of Bays West’s evolution through the continued development of the Bays West Place Strategy and the refinement of the Retail Planning Framework for Stages 1 and 2. Our role draws on our expertise in retail and mixed-use development to help shape a precinct that is commercially resilient, socially inclusive, and uniquely Sydney in character.
