The Challenge
Valued at approximately $2 billion, Brookfield Place Sydney was one of the most significant urban regeneration projects in the city's recent history — transforming Wynyard Station and its surrounds into a premium commercial and civic destination. The retail challenge was immense: activating approximately 75,000 sqm of office and retail space above a new transit hall, integrating heritage facades, and creating a genuinely connected ground plane across George and Carrington Streets that would function from early morning to late evening.
What We Delivered
Noble & Co. served as National Retail Development Manager for Brookfield Properties, leading retail strategy, tenant mix planning, leasing advisory, operator engagement, and delivery coordination across the entire development lifecycle. Our work encompassed the Heritage precinct (Shell House, 285 George Street), the Wynyard Transit Hall retail, Carrington Street laneway activation, and the ground-plane experience across the full precinct.
The Outcome
One of Sydney's most prestigious and commercially successful CBD mixed-use precincts — including the landmark Shell House hospitality destination, Lululemon flagship, and a network of activated laneways that transformed connectivity between George and Carrington Streets. Brookfield Place was also the first project in Sydney to progress from inception to completion through the NSW Government's Unsolicited Proposal process.
