Newmarket Randwick Stage 3 — A landmark mixed-use precinct by SJB Architects for Cbus Property

The Challenge

The Newmarket Randwick Stage 3 retail precinct — forming part of one of Sydney's most significant urban renewal projects on the former Royal Randwick Racecourse site — required a retail framework capable of serving a substantial new residential community across approximately 2,200sqm of ground-floor retail, attracting quality operators, and anchoring the activation of an entirely new neighbourhood. Cbus Property needed specialist retail advice embedded directly into their development management process, spanning strategy through to delivery.

What We Delivered

Noble & Co. was appointed to advise Cbus Property's internal development team across all aspects of retail planning, strategy, and delivery for Stage 3. This included shaping the retail design guidelines, defining fitout and tenancy delivery standards across the 2,200sqm precinct, advising on ground-plane configuration and tenancy mix, and supporting operator and stakeholder engagement — ensuring the retail offering was integrated with the broader residential and community proposition from the outset.
