THE BRIEF
Norwest Quarter aspires to be a world-leading sustainable precinct. Sustainability, though, doesn't make a place worth walking to. Retail does.
Mulpha needed a retail strategy sophisticated enough to anchor that ambition on a greenfield site with no existing trade: quality operators, genuine daily-life activation, and a ground plane that would still read as a town centre once 864 apartments were occupied.
We ran the market and trade-area analysis, set the positioning, planned the tenant mix and its feasibility, led operator engagement, and advised through delivery — working alongside Bates Smart and Smart Design Studio so the mix and the architecture were resolved together rather than reconciled later.

A daily-needs anchored mix: grocer, food and beverage, wellness and services, sized to the resident catchment rather than to a regional trade area that isn't there.
Operator engagement off relationships built over two decades, taken through feasibility and negotiation to binding status, with Board-level reporting throughout.
